Ana D. Gallo, Architect, provides the following Architectural and Interior Architecture related services:
PRE DESIGN
Review of site features, easement, and setback requirements.Identify city/state code requirements. A civil consultant will be hired if further information on a survey, topography, drainage, soil testing, etc. is required.
PROGRAMMING
Preliminary meetings to determine requirements for building square footage and room adjacencies.
SCHEMATIC DESIGN
Provision of documents based on the mutually agreed upon program, schedule and budget. Documents shall establish the conceptual design of the Project illustrating the scale and relationship of the Project components. The Schematic Design Documents shall include a conceptual site plan, if appropriate, and preliminary building plans, sections and elevations. At the Architect’s option, the Schematic Design Documents may include study models, perspective sketches, electronic modeling or combinations of these media. Preliminary selection of major building systems and construction materials shall be noted or described. Coordinate with builder for a Preliminary Cost Estimate.
DESIGN DEVELOPMENT
Provision of Documents based on the approved Schematic Design Documents and updated budget. The Design Development Documents shall illustrate and describe the refinement of the design of the Project, establishing the scope, relationships, forms, size and appearance of the Project by means of plans, sections and elevations, typical construction details, and equipment layouts. The Design Development Document shall include specifications that identify major materials and systems and establish in general their quality levels.
CONSTRUCTION DOCUMENTS
Provisions of Construction Documents based on the approved Design Development Documents and updated budget. The Construction Documents shall set forth in detail the requirements for construction of the Project. The Construction Documents shall include Drawings and Specifications that establish in detail the quality levels of materials and systems required for the Project. The Documents will likely include the following drawings:
BIDDING AND CONSTRUCTION ADMINISTRATION
Obtain final construction cost estimate from builder.During the construction phase periodic observation of the construction process will be provided to assure adherence to the intent of the construction documents. During this process all questions concerning interpretation of documents for the builder/contractor will be answered in a timely manner.
INTERIOR DESIGN
Furniture and fixture selection
Final selection of furniture, fixtures, paint colors etc.
GRAPHICS
Study Models, Presentation Drawings, 3-D electronic modeling
The use of Study Models aids the design process and helps the Architect communicate to the client ideas that might not be explicit in 2-dimensional drawings. Typically it adds awareness of size and space adjacencies and helps the client be more involved in the design process. A finalized electronic model can also aid the builder in providing cost estimates and in the construction process.
